Dreams...It's Open House Day

It was time to get answers.....and it was SHOW TIME!

But it was 3:32 AM. I sat straight up in bed and told Paul about the dream ...or better described, the nightmare! The appraiser had walked in the kitchen surrounded by Open House visitors and said, "I've tried every way possible, but I can't get you more than $30,000 value in this property." OMG!!!!!!!

And yes, in reality, this was the day we would open the doors to the public and have to deal with the brutal truth of 428. Had we made good decisions so she could find a family to love her; or had we made a mess of our savings and time? We were indeed awaiting the appraiser's report with his final number---all the while, shamelessly recruiting small children to help us with the last minute clean up for our OPEN HOUSE. The truth would impact the entire FORM Team who we desperately want to thrive in this new business right along side us. And what about our banker and our financial planners who had trusted us???

In fact, we had to admit we were a bit out of step with the typical renovation celebrities on TV. They buy the worst houses in the best neighborhoods, spend as little as possible, make a fortune and keep going. While the critcal words are the same with our 428 experience, they were in different order. We bought one of the worst houses in this revitalizing neighborhood...but admittedly not the worst. We had thrown tons of money at it and might make nothing on it.....or worse.

But good or bad....we were determined to keep going and to do that we had to move this one.....win or lose. So we opened the doors......and to 200+ people!!!! And just as we had hoped, people loved her! Then we got the email attached with the appraisal. I held my breath as I opened it. Eureka!!! It was not the nightmare of 3:32 AM this morning, but instead, a dream come true! We were spot on in our pricing and our appraisal was more than we had hoped. And now....
